Heck by the time you are done with option#2 might have enough in it to have considered an older small toy hauler. Then you could have in addition.. a kitchen, beds, awning, heat and maybe A/C. Me if I were thinking of a trailer it would just have to have more then one use. It would have to cover all my hauling needs.
I bought a 7x14 V-nose cargo trailer, 2 years old, for about 50% of new invoice original owner paid for it. He had RV door, 2 tiny lights at outrageous cost, 12' awning, 2 windows, and insulation installed when it was built. I found "older" toy-haulers to be in more sad shape, falling apart, and still too damn expensive. It has 2@3500# axles and is heavy duty. If I had it to do over again, I'd look for an aluminum frame trailer, but they are very expensive and rare. I'l live with what I have.
I can carry something like lumber or stuff up to 13' long, and assorted other things. I bought old/used furniture and cabinets at 2nd hand stores, took it apart, and made everything inside of the trailer. I made a bigger counter, 2-burner propane stove, installed fold-up bed/sofa, TV/DVD player, sink, small toilet (porta-potty) & shower room, ceiling fan/vent, LED lights and outlets, added inverter to existing converter, solar panels, 2 large batteries, fishing rod holder on ceiling, moved te tie-downs, painted everything, and some other things. I use an Alpicool 12v/120v refrigerator, like an oversized medium ice-chest. It is great!, very very low electric use, able to work fine with solar/battery power. I don't want a noisy generator, just my choice. The Alpicool fits under the sofa when it is in Sit-position, otherwise up front.
I can carry a Very Wide Ural side-car motorcycle or CForce 600 Tour, and camp stuff with 10'5" fishing kayak. The ATV and kayak have been on hunting and fishing trips. The TV antenna was given to me by friend who made it. It works pretty good actually, as odd as it might seem. Trailer new spare wheel/tire goes in the truck under elevated plaform in bed.
The trailer and all of my adds/modifications was about $6600 plus my time. The sofa/bed thing was a little difficult to figure out, no directions, internet no help, but doable. Electrics majority can work with 12v, 120v inverter only for TV and microwave.
It is comfortable and relative inexpensive solution to carry stuff. I also have an open flatbed trailer that I use for firewood. The Ural or ATV can fit on it. The 600 Tour is 4" too long for wood trailer, so I lean the back ramp out to make room for it. Inside cargo trailer the Kayak can be to one side or the other and there is room to sit on sofa with table and walk around. The inside is packed and organized. The 2@2"x4" cross pieces are held by duplex 16d nails on a 2"x4" post bolted to the wall except for the 2 bolts hanging it from shelf at RR side. If no ATV/Ural, kayak can just be on the floor.
As you thought, I put the Porta-Potty room in for GF/Wife acceptance. Somewhat coincidence, I bought the trailer from a fellow in Colorado. He was kind enough to bring it to Rawlins, 1/2 way from me to him.
Some photos of my "combination"
YMMV
That's kind of what I am thinking of building. we have a 14' forest river popup camper we take out with us. but if we had the potty room and kitchen out of the rain/wind as well as a place to store the force out of the elements it would be a major upgrade.
